What is an Inspection?

The Building Official will review permitted work for compliance with the requirements of the Building Code, the approved plan and specifications, and that the work matches the permit’s scope of work. Generally, all work will need to be inspected before being covered over. A project is complete once the permitted work has passed final inspection.

Steps

Virtual Inspections

  • STEP 1
    Permit and Inspection Card Issued

    When a permit is issued, an inspection record card may be provided to the permit holder to post at the jobsite. The inspection card is for the Building Official to make the required entries regarding the inspection(s).

  • STEP 2
    Permittee has Software or App

    Permit Holder will need access to a smartphone or tablet, Skype, Facetime or another app or web-based site approved by Los Angeles County Public Works, Building and Safety Division.

  • STEP 3
    Request Virtual Inspection

    Permit holder can request for a virtual inspection online through EPIC-LA (for projects in the unincorporated County areas) or contacts the local Building and Safety District Office (for projects within Contract Cities) that issued the permit to have an inspector review the work virtually. When you call to schedule the virtual inspection, the permit holder must provide the address, type of inspection, email and phone number.

  • STEP 4
    Type of Inspection Verified, Performed or Scheduled

    The Building Official may schedule an inspection time or perform the inspection immediately, depending on the type of inspecting requested

  • STEP 5
    Inspection

    The inspector will call the permit holder at the agreed-upon date and time. Inspector and permit holder join meeting on their devices and enable video. Inspector will instruct the permit holder where to point the camera, typically, starting with the posted house address number. The inspection ends with either a list of corrections or an approval to continue to the next phase of construction or a final of the permit(s). Inspector sends correction notice or signs off inspection record card via email within 30 minutes.

  • STEP 6
    Job Continues

    The number of required inspections depends on the complexity of the job.

  • STEP 7
    Final Inspection

    When the work covered by the permit(s) has passed final inspection the inspector will sign off the inspection record card and permit(s).

  • STEP 8
    Certificate of Occupancy Issued

    For buildings and structures, a Certificate of Occupancy will be issued by the Building Official.
